Basement apartment checklist for visiting researchers

Basement units are common and affordable here — here's what to inspect first.

Housing · For Renters considering a basement or in-law unit · Updated Jun 1, 2026 · Last reviewed Jun 1, 2026

Basement and in-law apartments are a common, affordable option in Montgomery County and around DC. Many are great; a few are not. Inspect carefully.

What to check

  • Private entrance and whether you can come and go freely.
  • Natural light and ventilation — ask about windows and egress.
  • Moisture — look and smell for damp or mold, especially after rain.
  • Heating/AC and how utilities are split with the upstairs household.
  • Privacy — shared laundry, shared kitchen, or separate?

Tips

  • Confirm the unit is a legal rental if that matters to you.
  • Clarify house rules (guests, quiet hours) up front when you share a home.
