Children's National researcher housing: which campus you report to

Two facts decide almost every housing search in this corridor, and neither is obvious from a job offer.

First: Children's National operates in two places about three miles apart. The hospital is at 111 Michigan Avenue NW, on the Irving Street superblock next to MedStar Washington Hospital Center. The Research & Innovation Campus is on the former Walter Reed site at the top of Georgia Avenue, much closer to Takoma. "Near Children's National" is not a usable instruction until you know which one you report to. If your appointment involves both, find out the split before you sign anything.

Second: the Irving Street hospitals are not walkable from a Metro station. MedStar Washington Hospital Center at 110 Irving Street NW and Children's National Hospital next door are both reached, in practice, by bus — from Brookland-CUA, Columbia Heights, Georgia Ave–Petworth or Rhode Island Avenue. People who plan a rail commute here and only discover the last mile after arriving end up with a much longer day than they budgeted for.

Catholic University is the exception: Brookland-CUA on the Red Line serves it directly. Howard University and Howard University Hospital are a separate walkshed further south, around Shaw–Howard University.

What that means for where to live

Because the last leg is a bus, judge an address by its bus connection rather than its distance from a station.

• Brookland and Edgewood are the natural first look: rail-served, walkable, with a reasonable bus connection west to the hospitals.
• Michigan Park is quieter and residential, closer to the hospitals themselves.
• Petworth and Park View put you on the Green and Yellow lines with a straightforward bus east.
• Columbia Heights is the most amenity-dense and correspondingly the most expensive of these.
• Takoma and Brightwood are worth a look specifically if you are at the Research & Innovation Campus rather than the hospital.

One region-wide caution that bites hardest here: WMATA replaced its entire Metrobus network in 2025. Route numbers you find in older guidance, in a departmental handbook, or in a well-meaning message from someone who did this three years ago may no longer exist. Plan from current WMATA information and check it again shortly before you arrive.

We do not publish commute times. Check the current schedules and, if you can, ride the route once before you commit to a lease.

Clinical schedules change the requirements

If you are on a rotation with early starts or overnight cover, work out the answer for the hours you will actually travel, not the middle of the day. Bus frequency at 05:30 is a different service from bus frequency at 09:00, and the difference between a fifteen-minute headway and a forty-minute one decides how liveable an address is.

Ask your programme two specific questions: whether any shuttle exists between sites, and what other trainees in your programme actually do. Programme coordinators know the real answer and are rarely asked.

Tenancy rules

You will be renting in the District, which of the three local jurisdictions gives tenants the strongest published protections: a deposit capped at the first full month's rent, capped application fees, and rent control on stock defined by statutory exemptions. Renting out rooms or a basement unit is a licensed activity in its own right — ask for the licence number.
