Questions to ask before renting a basement apartment

The exact questions to ask a landlord before taking a basement or in-law unit — light, moisture, utilities, access, and legality.

Housing · For Renters considering a basement or in-law unit · Updated Jun 1, 2026 · Last reviewed Jun 1, 2026

Basement and in-law apartments are common and affordable around DC and Montgomery County. The good ones are great; the questions below separate them from the ones you'll regret.

Light, air, and moisture

  • How many windows, and is there an egress window for safety?
  • Has the unit ever flooded or had moisture or mold? What was done about it?
  • How's the ventilation and humidity in summer?

Utilities and cost

  • Are utilities included, or split with the upstairs household — and how?
  • What's the real monthly total including internet?

Access and privacy

  • Is there a private entrance, and can you come and go freely at any hour?
  • Is laundry, kitchen, or storage shared or private?
  • Who else has a key or access to the space?

Rules and legality

  • Is the unit a legal rental? (Ask directly — it affects your rights.)
  • What are the house rules on guests, noise, and parking?

Practical

  • What's the lease length and is a 3–9 month term possible?
  • When is it available, and what deposit is required?

Always tour in person or by live video before paying anything, and pair this with the basement inspection checklist.
